The building has underground power to it from the southeast corner, being fed from the existing pole network coming in from the southeast. There are eight UBC/satellite connecting points in the building including one at the main northern entrance reception area.

All light fixtures are recessed with the exception of the track lights in two of the kitchen. Many light have the natural daylight bulbs and the office/residential rooms have the adjustable dimmer knob system. Some of the fixtures have the multi-bulb swivel/focus arrangement. All are new.

Hot water is via three solar water heaters situated on the roof. All this equipment is new.

Water for the building is via its own deep well, with a large stainless filtration system inline. The tap water is good drinking quality and there is always an ample supply. (No formal test has been performed.)

All the hinged wood and glass doors have magnetic door stops.

All the ceilings on the first floor are 10 foot and the second floor 8 foot.

The building is wheelchair friendly at the first floor eastern entrance.

There is an exercise room on the southeast corner of the first floor. It has a multi-station home gym, small trampoline, inversion table, back exerciser and some light dumbbells. It has red interlocking rubber mats over the white tile floor.

There are four rooms with carpet. The Conference Room and the second floor skylight area are dedicated carpet areas. The TV/Entertainment room and one large private bedroom has carpet laid over white tile with double sticky tape, which can be removed if the use dictated tile floor. All the carpet is 100% New Zealand wool, silver/gray in color.

The second floor private bathroom has a 6.5 foot x 10 foot Jacuzzi/pool. It is large enough to swim around in and holds eight people.
The building is set up for two washing machines outside and two inside. Two units are already installed inside.

Almost all of the a/c units are new and are Fujibishi low energy consumption type. There is a total of 27 a/c units in the building.

The glass tower on the front of the building can be illuminated, and there are motion sensor lights around the outside of the building.

Traction material and a stainless steel handrail has been installed on the rear steps. Awnings are being installed over first floor entry areas and rear steps. The east side granite walkway will also be covered by an awning

The Brahmistan (Vedic type skylight) brings light through from the roof to the second floor and down to the first floor to the multi-colored floor tiles, and there is an electrical outlet in the middle of these tiles for a fountain.

Major attention was paid to doing the renovation with toxic-free materials. All the interior paint is non-toxic latex. Door frames are wood. The walls are either concrete or gypsum.

The tiles are a white porcelain type and were installed with grout instead of glue. The carpet is wool and the carpet pad is actual latex (rubber) from Thailand. The insulation applied was an inert type.

The original construction was also primarily toxic-free. A small amount of insulation was found during construction and was removed.

There is a Thai medical corporation in place along with the licensing for a Natural Medicine Center. These can be available for potential buyers interested in continuing this use.

There are also massage tables, simple steam enclosures, medicine cabinets, etc., as well as a large amount of new teak, rubber tree wood and rosewood furniture.

The building has been approved by the Medical Clinic Department inspectors.

This property is 7-10 minutes (4.5 km) from Phuket International Airport, and yet is in a quiet, low-traffic area. There is a pineapple field next to it to the east and a lush pasture to the south. The views are very nice in all four directions.

Any company with people coming in and out of Phuket on a regular basis will find this an excellent location. Also, Nai Yang Beach and associated nearby resorts are also only 7 minutes away.

A regional shopping center is slated to be built on the southeast corner of the Heroines Monument intersection, about 10 minutes away, and Lotus/ Tesco, Big C, Central Festival (a new high-end mall) are 15-20 minutes away. Local food shopping and outdoor markets are available within 5 minutes.
